Our tenant screening process includes a full credit report, nationwide background and criminal history check, eviction history search, income verification (we require gross monthly income of at least 3x the rent), and rental reference verification. Florida is a landlord-friendly state with a defined eviction process. After delivering a proper notice (3-day notice for non-payment, 7-day notice for lease violations), a landlord can file for eviction in Miami-Dade County Circuit Court if the tenant fails to comply. The process typically takes 3 to 6 weeks from notice to writ of possession, assuming no counterclaims. Henion manages the documentation and coordination throughout, and works with experienced eviction attorneys when needed.
Most Aventura condominium associations require formal tenant approval before any lease can be executed. The process typically involves a board application, a background and credit review by the association, an approval fee paid by the tenant ranging from $100 to $500, and in some buildings, a board interview. Many buildings impose minimum lease terms of six or twelve months, annual lease frequency limits, and specific lease template requirements. We review your governing documents at onboarding, manage the approval process on your behalf, and verify your lease complies with all association rules before the unit goes to market.
Mid-tenancy transitions are straightforward and happen regularly. The incoming manager collects your existing lease, move-in inspection documentation, and security deposit records, then issues written notice to the tenant under Florida Statute 83.49 advising them of the management change and updated payment instructions. The tenant's lease terms do not change and there is no disruption to their occupancy. The transition at Henion is typically complete within five business days. There is no onboarding fee for mid-tenancy takeovers. Most clients who come to us mid-tenancy are leaving a manager who was charging percentage-based fees, was unreachable, or both.
November through March is peak demand season in Aventura. The snowbird cycle drives a significant wave of seasonal renters and relocating professionals into the South Florida market during those months. Tenants looking to start leases in January or February begin searching in October and November, which means listing in late October captures the highest concentration of qualified applicants and produces the fastest lease execution. Summer listings are slower but not dead. The Brightline effect has extended demand more evenly across the year by making Aventura accessible to professionals working in Miami or Aventura without a car. Units listed in any month with accurate pricing and professional photography consistently outperform units that are priced optimistically and photographed on a phone.
When rent is not received by the due date, we begin delinquency follow-up immediately. If payment is not received within the lease grace period, we prepare and serve a 3-Day Notice to Pay or Quit in compliance with Florida Statute 83.56. If the tenant fails to cure within the notice period, we coordinate with a Florida-licensed eviction attorney to file in Miami-Dade County Court. Cases without tenant counterclaims typically move from notice to writ of possession in three to six weeks.
If a unit is vacant, no monthly management fee is charged for that unit. We are paid when the property is occupied and producing income.
